But where is Noida extension? This in-fact is Greater Noida!!! Sector 4 and Sector 1 of Greater Noida is where Guar City, Amarapali Smart City, Supertech Eco Village II & I, Panchsheel Hynish, Earthcon Universal Casa Royale & Steller Jeevan are the projects that are attracting a lot of buyers. Infact this area has taken the fizz out of projects like RG Residency, Prateek Laurel which were attracting buyers only few months back.
Rate of these projects starts at Rs 1800 per sft and since it’s lower than Noida rates it makes it an attractive option for the buyers. Sector 4 is just across the Hindon River from Noida and with bridge on the river getting operational and fast paced development of roads in these sectors by Greater Noida authority, these new launches makes a compelling option for the buyers. Sensing the market need for affordable housing, the developers have launched several 1 Bed Room apartments in their project. One can own a house in as low as 10 Lakh.
These flats will start getting completed after 3 years and all the projects will see completion in 6 to7 years. The number of residential units in these projects will be in excess of 30,000. This will make this pocket highly dense residential area in the years to come.
At this stage, there is no social infrastructure (schools, hospital, commercial complexes) in the vicinity of the projects in Greater Noida. The residents have to leverage Noida social infrastructure. Greater Noida authority has worked on the principle of creating infrastructure in excess of the likely demand and this area is appearing like an exception at this stage. Infact this area does not at all resemble the well planned city; Greater Noida has come to be know as!
