Greater Noida has aprrox. 15000 ready flats and 14,000 more are supposed to be ready in next couple of years. The city offers great potential for investment in residential, some of the location are as follow.
JP Golf Course, spread over 440 acres is the most prime location of the city. With 18 hole Greg Norman Signature Golf course, Natural Lake, Integrated sports Complex it offers high end premium apartments with price range starting from Rs.5400-10,000/sq. ft.

Sector Chi-Phi is very strategic area located near Gautam Budha University, Night Safari and Yamuna expressway. There is plan of circular commercial market like Connaught Place, Delhi in the centre of sectors. Prominent projects ATS Greens Paradiso, Unitech Heights, Icon Apartment, Vrinda City and Media Village. Currently the area is less populated, but will be prime place in couple of years. Residential Apartments prices are ranging from Rs.2500-3500/sq. ft.
Sector Pi is the area full of residential projects. Co-operative societies like Parwadeep, Prahari Vihar, Himprasth Golf View Apart. and builder projects Eldeco Residency, Green Meadows, Silver city-II etc. are good societies with good population. There are other projects in different stages either nearby completion or completing in couple of year by Unitech, Parsvnath, Eldeco builders available in the price range of Rs.2000-3000/sq. ft.
Sector Mu-Omicron is comparatively less developed area with hardly population. Unitech, Omaxe, Supertech and UP township are developing projects here. Plumeria Garden Estate by UP Township Ltd. is ready for habitat. Residential property rates are ranging from Rs.2000-2650/sq. ft.
Sector Zeta-Surajpur Site-C are good options. Located near proposed metro line and 130 meter road connecting Noida on one side and Yamuna Expressway on other. Amrapali, Assotech, Purvanchal and Designarch are developing Group Housing projects here. Apartments ranging from Rs.2200-2350/sq. ft.
Sector Rho-Sigma are located near industrial area UPSIDC Site-IV, Ecotech-I and will cater the residential demand of Industries. Singapore Residency by Samiah builder and Satileela SAS projects are being developed here at the rate of Rs.2400-2600/sq. ft..

The rate of plots in this sector varies from Rs. 15000 to 25000 per sq. mt. Sector Eta has 884 plots having rates varying between Rs. 14000 -18000 per Sq.Ft.
NRI City has total of 2 residential projects out of which are complete. The occupancy for the completed construction is 40%. The inventory of plots in this sector is 592 and the inventory for flats in this sector is 466. The rates for plots varies from Rs. 23000 – 28000 per sq. mt and that of flat varies between Rs. 3100 – 3500 per sq.ft.The rentals in this area range between Rs. 8000 – 20000.
Sector Rho (Otherwise known as Sector 36-37), has just one Residential Project under construction. The inventory of plot in this area is 2582 and the number of flats under construction is 122. The rates for plots varies between Rs. 19000-23000 per sq. mt. and the rates for flats varies between Rs. 2995 – 3000 per Sq ft. Sector Sigma has 3 residential projects on the anvil and all 3 are under construction, supplying 488 flats to the inventory. This sector also has 2340 plots with rates varying between Rs. 15000 – 20000 per Sq. mt. The rates for flats varies between Rs. 2100 – 2500 per Sq. ft.

Sector Zeta has 4 residential projects under construction providing 1336 flats to inventory with rates varying between Rs. 2350- 2850 per Sq Ft. The sector also has inventory of 559 plots with Rates varying between Rs. 14000 – 18000 per sq. mt.
Under-Developed Areas
Sector Mu has inventory of 1115 plots and development of 4000 flats are in various stages of construction in 2 residential projects. The rates for plots in this sector varies between Rs. 14000- 17000 per sq. mt. and that of flats range between Rs. 2650 – 3375 per Sq Ft.
Sector Omnicron has inventory of 2474 plots and development of 2865 flats are in various stages of construction in 4 residential projects. The rate for plots in this sector varies between Rs. 16000- 19000 per sq. mt. and that of flats range between Rs. 2650 – 3125 per Sq Ft.
Un-Developed Area
Sector 3 and Sector Xu at Greater Noida can be classified as undeveloped sector since development activities are yet to see the light of the day. Although the plots are being sold in Sector 3 at rates varying between Rs. 10000 – Rs. 15000 per sq. mt. and in Sector Xu the rates vary between Rs. 10500 – 14000 per Sq. mt.
